Quarterly dividends
When a property you own shares in is rented, you receive a share of the net rent every quarter. Here's exactly how it's calculated.
The calculation
- 1. Gross monthly rent — the rent the tenant pays each month.
- 2. Minus operating expenses — service charges, maintenance, agent fees.
- 3. = Net rent
- 4. Minus platform fee — a percentage of the net rent.
- 5. × 3 months — summed across the quarter.
- 6. × your share % — your share of the property's total shares.
- 7. = your quarterly dividend — credited to your wallet.
Worked example
A property earns $2,000/month gross rent, with $500 operating expenses:
- Net rent = $2,000 − $500 = $1,500/month
- Platform fee (10%) = $150/month → distributable $1,350/month
- Quarterly = $1,350 × 3 = $4,050
- If you own 5% of the shares → $4,050 × 5% = $203 per quarter
