Legal, ownership and risk
Aqariya buys each property outright through a holding company registered in the property's country and keeps 100% ownership. Investors buy Rental Yield Units — a contractual right to a percentage of the rental income that property generates.
Ownership structure
Each property sits inside a country holding company controlled by Aqariya. Units are a contractual right to rental income only — not real estate ownership, not shares in the holding company, not title, equity or voting rights. Registration references are shown on each property page once transfer completes.
Identity checks (KYC/AML)
Before payouts are released, investors must complete identity and source-of-funds checks. Aqariya may pause an account or a payout while checks are outstanding.
Country rules and tax
Local fees and taxes are configured per country and shown on property pages as estimates. They are placeholders for planning, not tax advice. Investors are responsible for their own tax position and should take independent advice.
Risk warning
Property values can fall as well as rise. Rental income depends on occupancy and rent collection and is never guaranteed — no fixed or minimum return is promised. If Aqariya sells a property it may pay unit holders a discretionary completion bonus from the sale proceeds; that bonus is not ownership of capital gains and may be zero. Units are held for the stated period and cannot be withdrawn on demand. Your capital is at risk.
Valuations
Valuations shown are internal estimates based on comparable sales and may differ from the eventual sale price.
Your contract
Every purchase is made under the Rental Yield Participation Contract, with country-specific forms: the Dubai Revenue Participation Agreement (RPA), the Turkish Rental Income Participation Contract (RIPC) and the Kurdistan Rental Yield Contract (KRYC). Read the full contract.
